Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in November 2006 was down 18.9% from November 2005 volume and the total value of sales was down 18.7% from the previous year. The median individual property sale value was down 3.8% from the previous year. There was a 24% decrease in the volume of mortgage activity from November 2005 levels.

Year to Date: Volume of Sales is down 23.9%; Total Value of Sales is down 13.4%; Individual Sales Value is up 0.7%; Mortgage Volume is down 18.3%.

Register Meade reports that there were 493 deeds recorded at the Barnstable Registry of Deeds in November 2006 with stated sales values above $50,000.00 representing a stated value of $247,105,994.00 in county-wide real estate sales.

Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November was $355,000.00.

There were 1,664 mortgages recorded with values above $50,000.00 in November with a total value of $529,057,811.00. The median mortgage amount, commercial, residential or other, was $230,000.00.

By way of comparison, in November 2005, there were 608 deeds recorded at the Registry of Deeds with stated sales values above $50,000.00, representing a total value of $303,914,226.00 in county-wide real estate sales. The median sales price, based on all property sales values above $50,000.00 was $369,100.00.

There were 2,186 mortgages recorded in November 2005 with values above $50,000.00with a total value of $616,987,971.00. The median mortgage amount, commercial, residential or other, was $225,000.00.
